Bankers Fidelity is a leader in providing competitive financing solutions for multi-family investments.  Apartment buildings with 5 or more units are eligible for a variety of fixed and adjustable rate loan programs:

Conventional Multi-Family from $350,000 to $10,000,000

​Bankers Fidelity works with you to design the multi-family lending program that fits your short or long-term investment strategy goals.

Multi-family financing is available for "A" thru "C" quality properties with amortization terms of 25 or 30 years and options that are fixed for 3, 5, 7, or 10 years.  Hybrid solutions are also available that fix the rate for a period of years and then automatically "reset" for an equal number of years.

​

Programs with No prepayment penalties are available.  Call for details.

FNMA Multifamily Financing from $3 million
 

Bankers Fidelity works with a network of Delegated Underwriting and Servicers to offer Fannie Mae financing for apartment buildings, condominiums, or cooperatives with five or more individual units .

The majority of these loans supports workforce housing, which is affordable

to families with annual incomes at or below the median income of the areas

in which they live.


Borrowers have the ability to obtain a loan with a defined fixed term such as five or 10 years, typically amortized over 25 to 30 years. Self-amortizing terms such as 15/15, 25/25 or 30/30 are also available.  Loans from $3-5 million or more are available.


We serve a wide spectrum of the multifamily market, including conventional, rent-restricted, cooperatives, seniors, student housing, and manufactured housing communities. We also finance small and large loans, structured transactions such as credit facilities and seasoned loan pools.

Urban/Inner City Multi-Family Financing

 

Bankers Fidelity understands the nuances of lending on properties located

in urban and innner-city areas of metropolitan locations and has designed attractive programs to meet these special requirements.


While most lenders have difficulty in understanding the special requirements of this type of lending, we have designed community re-investment incentives to assist our funding sources in looking at these properties as an attractive opportunity to lend to an under-served clientele.


30 year loan terms are available with 3, 5, or 10 year fixed rate periods.  Loan amounts from $250,000 to $3,500,000.
 

Private Investor Multi-Family Loans

With the economic challenges that many investors have faced in recent years, refinancing and purchasing multi-family investments may be difficult for those whose financial income and strength have suffered.  Plus, investors who own or want to purchase properties with significant deferred maintenance may have difficulty obtaining loans from institutional sources.

​

Bankers Fidelity's private investor channel is the solution for borrowers and/or properties that may not meet the guidelines of traditional lenders.

​

While these programs are available at slightly higher rates, private investor loans can be funded quickly and without the need for extensive borrower or property underwriting.
