Commercial and Industrial Properties

 

Commercial and industrial property loans are priced based on the merits of the borrower's financials, the property's income and expense, and of course appraisal valuation.

Unlike many commercial and industrial lenders who are limited to one loan program, we have a wide variety of loan products to meet the needs of almost every property type for both owner-user as well as tenant-occupied properties.    Loan amounts from $200,000 to $20,000,000 or more are available.

Private Investor Financing

 

Our Private Investor channel can deliver solutions that are not available from any institutional lending source.  These programs are designed for borrowers who have had financial challenges (company losses, poor credit rating, etc.) or property challenges (deferred maintenance, sub-standard property type, etc.), or just don't meet the criteria for traditional residential or commercial lending.

While rates and fees are higher than traditional lending options, these resources provide a valuable solution for borrowers whose need for financing outweighs the higher cost.

Small Business Administration Loans

 

Small Business Administration loans (SBA loans) are government sponsored loans designed to purchase real estate or for an existing business (SBA 504 loans) or to acquire or finance a business or startup (SBA 7a loans). 

Financing is available up to 90% LTV.  Please review the general guidelines below.
Loan fees are generally 1 to 2 points plus normal closing costs and SBA packaging fee requirements.
